ALL APP ASIA PACIFIC PROPERTIES ARE POSITIVE GEARED AND POSITIVE CASH FLOW, WE ARE THE ONLY PROPERTY INVESTMENT COMPANY IN AUSTRALIA THAT HAVE THESE FEATURES.

It must be remembered that the property is the vehicle for this investment program. The return that you receive is calculated on the amount of funds you invest into the program. See calculations. All calculations are an example only and all currency is in Australian Dollars. Amounts are for illustration purposes only and actual prices of land and house will vary with every different land and house package and Interest rates may vary depending on Lender however if Interest rates either increase or decrease the Tenant/Buyers calculation rate will also change in line with Investors rate.

TENANT/BUYER SELECTS THE LAND AND THE HOUSE WHERE THEY WANT TO LIVE IN

All the areas where the Tenant/Buyers select to live have excellent infrastructure including schools, transport and shopping centres. All properties are well within the budget of the Tenant/ Buyer’s as we do not wish to over extend the Tenant/Buyer financially nor the Investor.
This now is a requirement of all Australian and Overseas Lenders. Also, all properties with overseas investors must have the Australian Foreign Investment Review Board (FIRB) approval and App Asia Pacific can make that application online and there are no fees or charges applied.

FINANCE IS AVAILABLE TO OVERSEAS INVESTORS BUT MUST HAVE 30% DEPOSIT AND FUNDS FOR COSTS

A NETT RETURN OF UP TO 8.2% ON MONTHLY PAYMENTS

All Real Estate agents talk about the yield from the property APP Asia Pacific talk only of the actual return on the investment. That means the return on the funds paid as deposit and what return you the investor gets during the program.

TENANT PAYS ALL OUTGOINGS (RATES AND INSURANCE) SAVING TO INVESTOR OF OVER AUD$9,000.

Upon taking up occupancy the Tenant/Buyer takes over payment of all the Rates water and council plus the Insurance of the property. The Investor gets the Tax deductions.

PAYMENTS BY TENANT CALCULATED ON THE AGREED PURCHACE PRICE OF THE PROPERTY 0.5% ABOVE THE INVESTORS RATE FROM LENDER EG INVESTOR RATE 4% THEN TENANT 4.5%

From commencement of the program the term is usually 2 ½ years allowing 6 months for finance, settlement and 2 years of occupancy by the Tenant/Buyer then they buy the property from the Investor. The program allows and extra 6 months if there was any delays in finance, settlement or build and if the Tenant/Buyer experiences any situation that delays the program an example is loss of income due to either work related injury or illness.

PURCHASE CONTRACT

SIGNED BY TENANT

The Investor and the Tenant /Buyer complete and both sign a Contract of Sale for the property prior to the Tenant/Buyer takes up occupancy however contract date is not filled in for Capital Gains purposes. App Asia Pacific holds contract and copies are set to both Investor and Tenant/Buyer for their records.

PUT AND CALL OPTION

SIGNED BY TENANT

This Put and Call options binds both parties to the program and the Investor selling the property to the Tenant/Buyer only and the Tenant/Buyer purchasing the property from the investor.

TENANCY AGREEMENT

SIGNED BY TENANT

This tenancy agreement stipulates the terms and conditions of the tenancy of the property.
