The Tenants

GUARANTEED TENANT/BUYER WHEN INVESTOR SIGNS CONTRACTS

When the Investor agrees to be part of the program a Tenant/Buyer is already in place this is an exclusive feature of the program. The Tenant/Buyer goes through a strict selection process the same process as if they were applying for a loan from a lender. These Tenant/Buyers have excellent incomes with good jobs, however cannot get a loan from traditional lenders due to lack of savings, they also may have a small credit problem.

SECURED PAYMENTS FROM TENANTS

Monthly payments are secure and as soon as the property settles and is in the Investors name then the Tenant/Buyer has all their incomes including Government payments deposited each pay day into APP Asia Pacific’s nominated Trust account. All Trust accounts in Australia are guaranteed by the State Government against any theft or misappropriation of funds in the trust account. The Tenant/Buyer is given funds to live on and the balance stays in the Trust account where the Tenant/Buyer has no access to. The Tenant/Buyer is encouraged to budget and made AWARE of what they spend. This compulsory form of savings enables the Tenant/Buyer to have the sufficient funds for the deposit when buying the house from the investor.

TENANTS WITHDRAWING FROM THE PROGRAM

BEFORE OCCUPANCY

If for whatsoever reason the Tenant/Buyer needs to leave the program then APP Asia Pacific will have another Tenant/Buyer take over the property.

AFTER OCCUPANCY

If like above for whatsoever reason the Tenant/Buyer needs to leave the program then again APP Asia Pacific will locate another Tenant/Buyer for the property.

The outgoing Tenant/Buyer must make good the property within 7 days of vacating however, if they don’t and any work is required and that maybe be repainting, new carpets then, APP Asia Pacific will have the work carried out at the expense of the outgoing Tenant/Buyer.

The payments to the investor will continue to be made from the funds held in the Trust account and all repairs will also be paid from the Tenant/Buyers funds held in the trust account. Any funds left over will be held for 3 months after the new Tenant/Buyer takes up occupancy.

APP ASSIST THE TENANT TO SAVE AND MAKE THEM AWARE OF WHAT THEY SPEND

LEGAL

APP Asia Pacific recommend the use of LawLab a national Law firm that gives excellent service and its fees are very affordable, however the Investor may use any Law firm of their choice.

TAX

If an overseas investor they will become a tax payer here in Australia like Australian Tax payers on the income generated from the investment and subject to Capital Gains Tax. This CGT will be approximately AUD$5,000 on each property. For overseas investors, they will have no tax to pay due to all the deductions allowed.
